Our house rules

1. Private Address and fiscal code: for italian accounting purposes, Lessor requires the private address of the person who makes the booking. For Italian persons the Italian fiscal code is required as well. Lessee agrees to provide these details to Lessor after acceptance of the booking.

2. Check in and out times- Check-in time is after 3 P.M. local time at day of arrival. Check-out time is at 10 A.M. local time at day of departure. No early Check-in or late Check-out, unless agreed with local contact person in advance (which contact details will be shared after receiving payment).

3. Smoking - This is a non-smoking apartment. Smoking within the apartment is not permitted

4. Pets – Pets are not permitted in the apartment under any conditions.

5. Security/damage deposit – A security deposit of EUR 200 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied towards the lease; however, it is fully refundable at departure, provided the following provisions are met. a. No damage is done to property or its contents, beyond normal wear and tear. b. No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned. d. All keys and the device to open the gate are returned to the local contact person of Lessor. e. All charges accrued during the stay are paid prior to departure. f. No linens or towels are lost or damaged. g. No early arrival or late departure. h. The Lessee is not evicted by the owner (or representative of the owner) or the local law enforcement.

6. Lease price payment - A total payment equal to 100% of the Lease price agreed with Lessee is required before arrival. This advance payment will be applied toward the lease. Please make payment via bank transfer. The Lease price payment is not a security deposit.

7. Cancellations - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full payment. Cancellation or early departure does not warrant any refund of rent.

8. Maximum occupancy - The maximum number of guests is limited to the number of persons mentioned in the lease agreement under the section “Lease Party”. A penalty of EUR 200.00 per person per night for guests in addition to this maximum will be assessed.

9. Inclusive fees – Lease price includes water, heat, electricity, bed linen and towel setup.

10. No daily housekeeping service – While linens and bath towels are included in the Lease price, daily maid service is not included. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property. Extra cleaning services is possible on request and an additional fee.

11. Falsified bookings or reservations – Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

12. Written exceptions – Any exceptions to the above-mentioned policies must be approved in writing in advance.

13. Parking – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

14. Lease restrictions – the Lease object is part of a complex with other apartments and a communal garden. Accessing these other apartments is not permitted. This with exception to the communal garden communal the swimming pool. Any unauthorized access is fully at the risk of the person accessing.

15. Use of Lease object - The Lessee acknowledges that the use of the Lease object including the use of the swimming pool and communal garden belonging to the complex is entirely at the risk of Lessee. The Lessee shall indemnify and save harmless the Lessor against and from any and all expenses, costs, damages, suits, actions or liabilities arising from any and all loss of or damage to personal property, injury or death resulting from the use of the Lease object, swimming pool and other communal areas belonging to the complex.

16. Insurance: we recommend you take out a travel insurance for your trip.

17. Swimming pool rules:

a. The pool can only be used during opening hours daily from 7:00 – 21:00

b. Non-swimmers are not allowed in the pool

c. No diving in the swimming pool

d. The use of the swimming pool is at your own risk and responsibility

e. Parents are fully responsible for their children while they are at the swimming pool.

f. People who are not guests of the complex are not allowed to use the swimming pool

g. All pets are not allowed in the swimming pool

h. We ask you to take on other guests’ consideration and not to cause unnecessary noise.
